KMP Limited plans the construction of a 5-star resort in Kotor, specifically in the Krimovica area. The project will span two construction sites with a total area of over 168,000 square meters, and will feature a hotel complex, branded apartments, branded villas, and tourist apartments.
The investor has received approval for the project from the chief state architect, and the conceptual design was created by the Businessart studio.
The resort will be divided into two functional units – the main (central) building and annexes. The main building will include a hotel complex and branded tourist apartments, while the annexes will consist of branded tourist villas and tourist apartments.
The entire complex is divided into two construction sites – GL1 and GL3.
Construction site 1 will include zones for a hotel, branded tourist apartments, branded tourist villas, and a multifunctional facility, which will house a garage, a sports area, and a signature restaurant.
Construction site 3 will feature a zone for tourist apartments. The hotel, together with the branded tourist apartments, will serve as the central building, with accompanying amenities on more than 50% of the total area of the construction sites. The branded tourist villas and apartments in construction site 2 will form the annexes of the resort.
All planned accommodation units and public facilities will be oriented southeast with a view of the horizon. The design integrates the complex into the existing terrain and vegetation, utilizing the benefits of the gentle slope and ensuring harmony with the local plant life. The buildings are terraced, following the natural slope, with green roofs and articulated terraces. They will have a structure of S(Po)+P+Ps.
The hotel will include 83 rooms, 29 suite apartments (28 junior and 1 presidential), and 26 apartments, bringing the total number of units to 138 with 300 beds.
The resort will also feature 91 branded apartments with 262 beds.
Regarding the branded villas, there will be a total of 39, with 218 beds.
On construction site 3, 86 tourist apartments with 228 beds are planned.
In total, the complex will consist of 354 accommodation units with 1,008 beds.
The project will also provide 819 parking spaces, both on the street and in underground garages, as well as in the parking areas for the branded villas.
The hotel complex will be divided into 12 structures. The central structures (H1, H2, H3, and H4) will house public areas, such as the lobby and reception (H1) at street level, with further public facilities developed in the basement, leading to the central square. There will be a multifunctional hall with a pre-function area and an aperitif bar.
Two à la carte restaurants, located in the most prominent lamella (H2), will offer views of the horizon and be shaded by pine trees.
A spa area will be located in two other lamellas (H3 and H4), including an indoor and two outdoor pools, a gym, a wellness center, a spa garden, and pavilions.
The remaining lamellas (H5 to H12) will be designated for accommodation units (138 total rooms), including a presidential suite in the attic of lamella 5 (H5). Lamellas 10, 11, and 12, situated above the access road, will be connected to the rest of the complex via an underground heated link.
All accommodation units, like the hotel rooms, will feature terraces/gardens and open views of the sea.
The central part of the hotel will belong to the square – a central public area, which will connect to the public spaces of the hotel at the basement level. It will be framed by lamellas H1 and H2, providing shade, and will open to the north side, integrating with the pedestrian promenade.
Parking for hotel guests (86 spaces) will be available in a central garage on construction site 1, with a capacity of 286 parking spaces, which will be connected to the hotel by buggy vehicles and wide sidewalks.
The tourist apartments are located above the hotel, in the upper area of construction site 1, spread across 10 individual buildings with 91 units. The buildings will be connected by pedestrian paths and the citrus promenade, linking the hotel complex and the rest of the resort.
The branded tourist villas will be located at the southernmost part of the complex, in an isolated area reserved exclusively for residents. This section will consist of 39 luxury villas with different sizes, all designed with sea views and adequate surrounding space.
The multifunctional complex will include a central garage and a restaurant, positioned at the entrance to the hotel and villa complex. This will serve as a welcoming point for visitors. The garage will have three levels with 286 parking spaces, and the roof will feature recreational amenities such as tennis courts, an outdoor gym, and meditation spaces.
The complex will also feature a promenade stretching 1.8 kilometers along the coast, integrating the existing landscape with minimal interference.

The landscape design includes five zones: Luxe Oasis, Seaside Residences, Private Retreats, Welcome Grove, and Serenity Edge, all connected by pedestrian paths that integrate the entire resort.
