Construction of a nine-story mixed-use building in Bar set to begin

A new residential-commercial building with nine floors will be constructed in Bar. The majority of the building, from the ground floor to the sixth floor, will be designated for business purposes, while the apartments will be located on the seventh, eighth and ninth floors.

This project is being carried out by the Bar-based company Sampada, which has submitted a request to the Agency for Environmental Protection for a decision on the need to prepare an Environmental Impact Assessment (EIA).

According to the attached document, the building will be located within the area covered by the Detailed Urban Plan (DUP) Topolica IV in Bar. As mentioned, the building is planned to include a basement, ground floor, and nine floors. The basement will feature parking spaces, with 22 parking spots and an auto lift planned in the garage. Additionally, five parking spaces will be available on the ground floor, with another four spots on the parcel where the building is located.

The ground floor will include commercial spaces, and the first through sixth floors will be dedicated to business use. Three business spaces are planned per floor.

The seventh, eighth, and ninth floors will be used for residential purposes, with comfortable apartments planned for these levels. The total gross construction area of the building’s above-ground floors is 3,345.52 m².

The document also outlines plans for landscaping the entire area around the building. A concrete base with a live hedge is planned along the neighboring parcels. All pedestrian and vehicle areas leading to the ground floor will be paved with concrete, while the open spaces near the entrance will be landscaped with low greenery native to the area. The green area will be carefully cultivated to match the local environment, creating a high-quality green space tailored to the surroundings.
