KIPS Gradnja plans to build large residential and commercial complex in Podgorica’s Konik neighborhood

KIPS Gradnja has announced plans for a major new residential and commercial development in the Konik neighborhood of Podgorica. The proposed project will cover nearly 18,000 square meters and include a multi-story building designed for both living and commercial use.

The planned structure features a collective residential building with a layout of 2Po+P+6 (two basement floors + ground floor + six floors), comprising 156 residential units. The building will have 26 units on each of the six floors, 12 commercial spaces on the ground floor, and 24 parking spaces at ground level, alongside 177 garage spaces spread over two underground levels.

Located in Konik next to Bulevar Peka Dapčevića, the project will be constructed on urban planning parcels UP91, UP92, and part of UP93, totaling 4,193 square meters.

Residential units breakdown:

  • Studio apartments: 12 units, each up to 34.30 m², featuring an entryway, bathroom, living area with a kitchen, dining space, and a terrace.
  • One-bedroom apartments: 120 units ranging from 48.40 m² to 50.30 m², including an entryway, bathroom, living area with a kitchen, dining room, office space, and a terrace.
  • Two-bedroom apartments: 12 units of up to 70.40 m², with an entryway, bathroom, bedroom, office space, living area with a kitchen, dining room, and a terrace.
  • Three-bedroom apartments: 12 units of up to 76.40 m², offering an entryway, bathroom, two bedrooms, office space, living area with a kitchen, dining room and a terrace.

The building will be divided by a separation joint, creating two distinct functional sections (lamella 1 and 2), each with its own entrance. Each section will be served by a staircase and two elevators connecting all floors.

The garage will feature two levels below ground with two entry-exit ramps, each with two driving lanes and an evacuation walkway complying with fire safety regulations. It will provide 177 parking spaces and technical rooms. An additional 24 parking spaces will be available in the open courtyard behind the building, bringing the total to 201 parking spaces, including 11 spaces for individuals with reduced mobility.

The net area of the building is 16,381.10 m², and the gross area is 17,985.10 m².

The Ministry of Ecology, Spatial Planning, and Urbanism has issued the urban-technical conditions for the project. A request for an Environmental Impact Assessment (EIA) report has been submitted to the Environmental Protection Agency, with the document available for public review until August 20.
