A company called Irva from Belgrade, in collaboration with a group of private individuals, plans to build a four-star condo hotel in Kolašin. The hotel will be located in the city center, covering an area of approximately 7,000 square meters with 64 rooms and apartments.
The conceptual design for the project was created by the Kalos studio from Budva, and has received approval from the Chief State Architect.
The hotel will feature a basement, a ground floor, three upper floors, and an attic.
The basement and ground floor are intended for vehicle parking, as well as for technical and maintenance spaces. Specifically, the basement will have parking for 16 vehicles, while the ground floor will have space for 14 vehicles. Additionally, there will be 23 parking spaces on the plateau in front of the hotel, bringing the total to 53 parking spaces, four of which will be designated for people with reduced mobility.
The ground floor will house the reception, entrance lobby, an office with its own restroom, a lobby bar, a restaurant, a kitchen block, and restaurant restrooms. There will also be accommodation units on this floor, including five double rooms, five triple rooms, and one two-bedroom apartment.
On the gallery section of the ground floor, there will be a multifunctional hall, as well as five double rooms, five triple rooms, and one two-bedroom apartment.
The first floor will include 12 single rooms and one two-bedroom apartment. The second floor will feature 11 single rooms and one three-bedroom apartment, while the third floor will have nine single rooms and two two-bedroom apartments.
Accommodation units are also planned for the attic, which will include two studio apartments, two single-bedroom apartments, and two two-bedroom apartments.
The total number of accommodation units will include: 10 double rooms, 10 triple rooms, two studio apartments, 34 single-bedroom apartments, seven two-bedroom apartments, and one three-bedroom apartment.
The total area of the building will be 6,218.32 m² net, or 7,096.04 m² gross.
