Five-star hotels N and O and dependency P set for construction at Kolašin ski resort

The hotel complex at the Kolašin ski resort is set to expand with the construction of hotels N and O, along with dependency P. These five-star hotels will feature two or three underground levels, a ground floor, two floor, and an attic.

The investment is being led by Ski Resort – Kolašin 1600, which has submitted an environmental impact assessment request to the Agency for Environmental Protection for dependency P. Earlier this year, the agency determined that an environmental impact assessment is required for the construction of hotels N and O, as well as dependency P.

Hotels N and O are designed as two wings of a single structure, connected by a central area. They will have a total of 98 accommodation units: 50 in hotel N and 48 in hotel O, with a combined capacity of 208 beds.

In hotel N, there will be 38 double rooms, 2 studio apartments, 7 one-bedroom apartments and 3 two-bedroom apartments. Hotel O will feature 38 double rooms, 2 studio apartments, 5 one-bedroom apartments and 3 two-bedroom apartments.

Each accommodation unit will include a living and sleeping area, a bathroom, and a terrace, equipped according to hospitality standards. The layout for studio apartments will consist of a living area with a living room, dining area, kitchen and bathroom, along with a separate sleeping area. One-bedroom apartments will feature a living room with a kitchen and dining area, plus a master bedroom. Two-bedroom apartments will include a living room, kitchen, dining area and two master bedrooms.

The basement level (-2) will have garage space for 58 parking spots, including 3 for individuals with reduced mobility. It will also house technical rooms. The level below (-1) will feature garage space for 33 parking spots, with 2 reserved for individuals with reduced mobility. In total, the hotels will provide 91 parking spaces. This level will also contain technical facilities and staff areas.

The ground floor will feature a centrally located lobby with a bar, flanked by commercial spaces. Hotel O will include a buffet restaurant, an international restaurant, a kitchen preparation area and restrooms, covering a total area of 527.92 m².

On the first floor, there will be the main hotel entrance with a lobby, reception, baggage storage, and offices, as well as a ski room that connects to the ski slopes, facilitating “ski-in” and “ski-out” access. This floor will also include 36 accommodation units, divided between both hotels.

The second floor will have another 36 accommodation units, with hotel N featuring 18 units and hotel O also featuring 18 units.

The attic will provide 26 accommodation units, evenly split between both hotels.

The total area of hotels N and O will be 15,698.22 m² net, or 17,687.44 m² gross.

Main vehicle and pedestrian access to the hotels will be from an internal road branching off from the regional Kolašin – Lubince – Berane road. A covered “drop-off” area is planned in front of the main entrance.

Additionally, dependency P will include 47 accommodation units: 34 double rooms, 10 one-bedroom apartments, 2 studio apartments, and 1 two-bedroom apartment, totaling 96 beds.

The structure of accommodation units in dependency P will follow the same layout as the main hotels. The basement (-3) will contain technical rooms and elevators, with potential connections to hotels N and O.

Levels -2 and -1 will have dedicated parking spaces, bringing the total to 38 for dependency P.

The ground floor will feature a covered main entrance with a lobby leading to a central block with vertical communication options. It will include 10 accommodation units, with all units featuring private terraces.

The first and second floors will each contain 12 accommodation units, while the attic will house 13 units.

Public discussion for the environmental assessment of dependency P is ongoing until November 23.
