Belmont Developments, a company based in Bar, is one step closer to constructing the ONIA hotel-apartment complex in the Budva settlement of Reževići after receiving approval for the environmental impact assessment. This complex will feature a 5-star hotel and five 4-star apartment buildings.
According to the decision issued by the Environmental Protection Agency, the environmental impact assessment for the project was completed in accordance with the Environmental Impact Assessment Law. It includes measures to prevent, reduce, or eliminate harmful effects on the environment.
The approval decision stipulates that the investor must carry out all project-related activities following the environmental protection measures defined in the assessment, which primarily concern preventing, reducing, or eliminating negative impacts during construction, operation, and in case of accidents. The project will also include an environmental impact monitoring program.
The total area of the future complex will be 8,271.09 m² gross (7,051.01 m² net). The hotel will feature two garages, a basement, ground floor, and one upper floor. The basement, first, and second floors will house the accommodation units, while the ground floor will serve as public space with a lobby, reception, restrooms, hotel bar, and two restaurants (a classic and a national cuisine restaurant). The basement will also contain a spa center for hotel guests.
The complex will also include five villas with apartments. Building A will have 12 apartments, buildings B and C will each have 16, building D will have 12, and building E will have 9 apartments.
A hotel pool is planned, along with pools located between the apartment buildings. The surrounding area will include recreational, relaxation, and resting spaces for guests. The area in front of the hotel entrance will be designed as a public square with a covered seating area. The space around the hotel and pool will be paved for easier guest and staff movement, while the areas around the other pools will be green spaces to create a natural ambiance.
The project will be constructed in phases. The first phase will focus on the hotel, followed by the construction of building E in the second phase, building D in the third, and buildings B and C in the fourth. The final phase will involve building A.
A total of 142 parking spaces will be available within the complex.
