The latest data from Monstat reveals that the average price per square meter of newly constructed apartments in Montenegro during the first quarter stood at nearly 1,760 euros.
Breaking down the figures, the average price per square meter in Podgorica was 1,760 euros, while in the coastal region it reached 1,860 euros. In the central region, it was 958 euros, and in the northern region, it amounted to 1,200 euros.
The pricing dynamics are significantly influenced by the proportion of apartments categorized under solidarity housing construction. When these units make up a larger share, the average price tends to decrease, and vice versa.
Within the category of companies, the average price per square meter in the first quarter was around 1,760 euros. However, no sales of new apartments were recorded in the category of solidarity housing construction.
Monstat clarified that the calculations only consider apartments that were initially sold on the market, emphasizing that older housing stock and other real estate types are not part of the analysis. The research solely reflects prices based on concluded sales contracts, rather than indicating the supply-demand dynamics of new apartments.
