Approval granted for Juxinyan Import Export’s major mixed-use project in Bar

The company Juxinyan Import Export from Podgorica has received approval for the construction of a residential-business-tourist complex in Bar. The total area of the planned building is nearly 24,000 square meters, which will include 128 apartments and 194 residential units.

The Environmental Protection Agency has granted the company consent for the Environmental Impact Assessment (EIA) report.

It was determined during the process that the report was prepared in accordance with the Law on Environmental Impact Assessment and includes measures to prevent, reduce, or eliminate harmful environmental effects – the statement read.

According to the document, the approval decision stipulates that the investor must carry out all construction work in full compliance with the environmental protection measures outlined in the report, which primarily include measures to prevent, reduce, or eliminate harmful impacts during the project implementation, operation, and in the case of accidents, as well as a monitoring program to track the project’s environmental impact.

As a reminder, Juxinyan Import Export plans to build a three-star apartment hotel in the Ilino settlement in Bar. The project is a mixed-use building that will feature tourism-related apartments, residential units, commercial spaces, and additional amenities such as a wellness and spa area, an outdoor pool, and more. The building will vary in height, ranging from 2Po (3Po)+P+3 to 2Po+P+10 floors, and will have an atrium design consisting of four blocks (Block A, Block B, Block C, Block D), forming a single functional unit.

The hospitality block, or the apartment hotel, will have 128 guest accommodation units across all floors. The residential block will consist of 194 units, including studios, one-bedroom, two-bedroom, and a small number of three-bedroom apartments. Part of the ground floor will be used for business purposes. The building will also offer additional services, including a spa center with accompanying facilities, an outdoor pool with changing rooms in the spa area, a gym, and beauty treatment rooms.
