Strelnikov Development Group plans mixed-use building with hotel, café and apartments in Bar

Strelnikov Development Group from Bar plans to construct a mixed-use building in the Topolica neighborhood of Bar. The project will feature a café bar, hotel rooms, and residential apartments. The total gross building area will be 3,668 square meters, including a garage.

This plan, outlined in a conceptual design by the NG Design studio, has already received approval from the chief state architect. According to the document, the future building will have a basement, ground floor, and eight additional floors, housing a café bar, a three-star hotel, and apartments. The location is situated in a part of the city designated for multi-story buildings along the entire stretch of the boulevard.

The underground level will include a garage with 26 parking spaces, plus 4 additional spaces on the site itself, bringing the total to 30 parking spots. Two of these will be designated for people with disabilities. Additionally, the underground floor will contain technical rooms.

The ground floor will feature a café bar, an entrance to the lift system, access to the residential area (spanning from the second to the eighth floor), and the entrance to the hotel on the first floor. The café bar will also serve hotel guests and will include a storage area, a small kitchen for preparing simple meals and drinks, and a bar counter with seating.

On the first floor, the hotel will offer 7 single rooms. From the second to the eighth floors, the building will contain residential apartments. Specifically, the second, third, fourth, and fifth floors will have four apartments each, with two one-bedroom and two two-bedroom units per floor. The sixth and seventh floors will each feature two three-bedroom apartments. On the eighth floor, there will be one two-bedroom and one three-bedroom apartment. In total, the building will include 8 one-bedroom, 9 two-bedroom, and 5 three-bedroom apartments.

The residential area will be accessible via a separate entrance, with reception services and a concierge available to assist with maintenance coordination, security, and the needs of the tenants.
